If you notice homes are flying off the market quickly—that’s a seller’s market. On the other hand, if you see homes on the market for a long time, you’re operating in a buyer’s market.
Home Condition
If your home isn’t in good condition, you still might want to sell your house as is. There are companies that will buy houses as they are, but many home buyers want to have houses that look perfect.
You may not get the price you want if your home isn’t up to the latest standards. If you’re in a tight spot for cash, it might be worth it for you to take a little bit of a hit to get out from under the house.
Lot & Location
Where your home is located and what size lot it is makes a big difference in the price as well as how many people want to move there. If the area where you’re living is in high demand, even a house that isn’t at its prime might sell pretty quickly.
